If you are thinking of selling your property, it is now a legal requirement for you to ensure that a Home Information Pack (HIP) is instigated when marketing begins (click here for exclusions). This can be commissioned directly by you, enabling you to be entirely free to use whichever Estate Agent you prefer, or, you can use an agent who is prepared to provide the pack as part of their service to you.

Another product is also available, which although it is not currently mandatory - can provide invaluable information about your property in order that you can maximise the sale value. It also helps prospective Buyers to make an informed decision about making a satisfactory offer. This is called a Home Condition Report. It is a survey that is produced against a standard set of criteria, which allocates a given ranking to the major elements of the property construction. Inspected Homes produces standard HIPs, EPCs and Home Condition Reports/Surveys on freehold properties up to 4 bedrooms. Although please be aware that we do not provide services for thatched, listed or system-built (prefabricated concrete) buildings. Our price for producing your Home Information Pack (including the EPC and VAT) is £295 for a registered property. You can check if your property is registered by visiting the Land Registry website, entering your postcode and locating your property. In the unlikely event that your property is unregistered, we will require an additional fee of £25.
